Signs That the Arizona Real Estate Market is Picking Up!

First of all, prices are dropping on Phoenix MLS. In fact, Phoenix experienced the third largest year-over-year drop in housing prices at 21% — just trailing Las Vegas and Miami. “The markets that were the high-flyers during the recent real estate boom continue to be the ones that are leading the current decline,” the S&P / Case-Schiller report said. Arizona MLS shows deep price reductions throughout Peoria, Surprise and Glendale – spanning both East and West Valley. The median housing price is expected to drop below the current median of $181,000 – which is 2003-2004 pricing. The Arizona MLS market has been slashing prices for 15 consecutive months now, leaving many people wondering if the bottom is just right around the corner.

Secondly, the Arizona MLS builders are leveling out and regrouping, reports a September Arizona Republic article. After a tremendous growth spurt in the earlier part of the millennium, some small builders left the scene and some moderate builders have foreclosed, leaving behind the strongest firms. “The Valley’s new-home market is in transition, and we are probably only halfway through that transition,” said real-estate analyst RL Brown. “Now, home builders are re-evaluating where and for what price range they can sell homes.”

Thirdly, Arizona MLS sales volume went up 11.2%. Inventory of single family homes in the Phoenix real estate market fell by roughly 600 homes. There were 4,434 sales in August 2008, according to the Arizona MLS, with Phoenix accounting for roughly a quarter of those sales. Mesa, Queen Creek, Chandler, Gilbert, Surprise, Glendale and Scottsdale also sold hundred of properties last month. Forecasters say it may take 10 months to a year for all the existing homes to be usurped, but the low-priced foreclosures are too enticing for buyers to pass up. “The number of homes sold continues to increase throughout the Valley – again demonstrating that home buyers are taking advantage of lower prices and existing inventory levels are falling,” reports Arizona MLS housing analyst Bob Stahl.  “Once existing inventory levels (supply) meet the demand for housing (which is strong), the housing market in Greater Phoenix will begin to recover.”

The Boston Celtics is a name of an American professional basketball team, being based in the city of Boston. They play for the Atlantic Division of the Eastern Conference in the National Basketball Association (NBA). Wycliffe Grousbeck has the ownership of the team, and it is being coached by Doc Rivers. The team was incepted in the year of 1946. They had participated in 17 NBA Championships, while the 1959-to-1966 domination of the NBA Championship. They have also the eight straight titles, which is itself the longest consecutive championship winning streak of any North American professional sports team to date. They are playing their home games at TD Banknorth Garden, these days.

The Celtics had a clear domination in the league and they had played a large part in the playoffs of the late 1950s through the mid 1980s. The team had seen a bad phase right after the death of their top draft pick Len Bias. They could only make the playoffs for four times from 1996 to 2007. The franchise has acquired the momentum in the recent past; with the addition of power forward Kevin Garnett and shooting guard Ray Allen during the 2007 off-season. The Boston Celtics have won their 17th championship, by beating the Los Angeles Lakers 4–2 in the 2008 NBA Finals, on June 17, 2008. 

The history of the Celtics is full of struggle, especially in the early years, till the hiring of Coach Red Auerbach. It was a time, when one of the first major players, Bob Cousy, had joined the team. He was drafted by other team, but was acquired back by the Celtics in a dispersal draft. Auerbach had made a very intelligent trade after the 1955–56 seasons. He had sent perennial All-Star Ed Macauley to the St. Louis Hawks along with the draft rights to Cliff Hagan in exchange for the Hawks’ first round draft pick. Auerbach used the pick to select University of San Francisco center Bill Russell along with NBA Rookie of the Year 1957, Tommy Heinsohn. Russell and Heinsohn really worked hard with Cousy, and created a trio for the up rise of the Celtics for more than a decade.

After that Celtics next championship win came in 1976 under the leadership of Coach Tom Heinsohn, who was also the former player of the team. The Celtics claimed their 13th NBA Championship after beating Phoenix Suns in 6 games. After coaching Celtics for 9 seasons, Heinsohn retired as the coach of Celtics on January 3, 1978. Heinsohn, after his retirement, was replaced by Tom Sanders.
In 1981, as Celtics made their way to the NBA finals after defeating 76ers in the Eastern Conference finals, Celtics claimed their 14th Championship victory after defeating Houston Rockets in the finals. Celtics next two Championship victories followed in 1984 and 1986 after defeating Los Angeles Lakers and Houston Rockets in the Finals respectively.

After that Celtics faced a major decline and wasn’t able to make much impact on the court. Celtics returned in their full form and claimed their 17th and most recent championship victory in 2008. The Celtics started their season with impressive 8 consecutive wins and with a 66-16 record they concluded their season, after scoring most wins since their 1986 season. As Celtics made it in to the play offs they faced Detroit Pistons for the Eastern Championship, and claimed their victory to face Los Angeles Lakers in the NBA finals. In finals Celtics defeated Lakers with four games to two and claimed their 2008 NBA Championship. By the end of the championship Kevin Garnett was honored as the All-NBA First Team as well as the Defensive Player of the Year.
